Sell Your House in Griffin — August 2026 Market Update

Thinking of Selling Your Griffin Property?


Griffin has experienced substantial property-price growth, but the latest recorded sales indicate that conditions are changing.

Buyers are still purchasing well-presented family homes and townhouses. However, recent house results are generally lower than those recorded earlier in 2026, and owners should be cautious about relying entirely on peak sales achieved during March and April.

Griffin Property Market Snapshot


Our updatedreview covers recorded Griffin transactions between 17 February and 14 August 2026.


After excluding undisclosed prices, duplicate records and apparent non-market transfers, the analysis identified:

  • 63 usable house sales
  • Adjusted house median: approximately $1,025,000
  • 23 usable unit and townhouse sales
  • Adjusted unit and townhouse median: approximately $810,000
  • Three-bedroom house median: approximately $960,000
  • Four-bedroom house median: approximately $1,030,000
  • Three-bedroom townhouse median: approximately $810,000
  • Houses selling at $1 million or more: 39

These are suburb-level indicators rather than valuations of individual properties.


Griffin House Market


Four-bedroom family homes continue to dominate Griffin’s house market.


The updated analysis produced the following bedroom-level results:

  • Three-bedroom houses: 9 usable sales, median approximately $960,000
  • Four-bedroom houses: 49 usable sales, median approximately $1,030,000
  • Five-bedroom houses: limited sales, median approximately $1,087,000
  • Six-bedroom houses: limited sales, including a result of $1,350,000


Property values vary according to land size, internal accommodation, age, position, presentation, parking and outdoor improvements.


A suburb-wide median cannot account for these individual differences.


Is the Griffin House Market Slowing?


The updated sales provide evidence that Griffin’s house market has become more price-sensitive.

Using 12 May 2026 as the dividing date:

Before 12 May 2026

  • Usable house sales: 40
  • Median house price: approximately $1,065,000

From 12 May 2026

  • Usable house sales: 23
  • Median house price: approximately $960,000

The later-period median was approximately 10% lower.

Some of that difference may be caused by the mix of properties sold, but the four-bedroom results point in the same direction.


Four-bedroom houses

  • Earlier-period sales: 30
  • Earlier-period median: approximately $1,067,500
  • Later-period sales: 19
  • Later-period median: approximately $980,000

The four-bedroom median declined by approximately 8%.

This does not mean every Griffin home has fallen by the same amount. It means sellers should now place greater emphasis on recent, closely comparable results instead of relying on the strongest sales from earlier in the year.


Griffin House Sales by Month

The monthly adjusted house medians were:

  • February 2026: approximately $997,000
  • March 2026: approximately $1,041,500
  • April 2026: approximately $1,094,500
  • May 2026: approximately $1,067,750
  • June 2026: approximately $987,000
  • July 2026: approximately $942,500

Only one usable disclosed house sale was recorded during the partial August period, so it is too early to calculate a meaningful August median.

The sequence indicates that values peaked during the earlier part of the review period and weakened during June and July.


Recent Griffin House Sales

Recent disclosed transactions included:

  • 39 Elizabeth Road – $890,000
  • 18 Cayenne Street – $890,000
  • 39 Champion Crescent – $905,000
  • 72 Fern Parade – $932,500
  • 9A Sirocco Street – $940,000
  • 10 Montegrande Circuit – $945,000
  • 5 Sorrel Street – $950,000
  • 2 Tamba Street – $980,000
  • 28 Copper Crescent – $1,050,000
  • 10 River Breeze Drive – $1,300,000

The $1.3 million River Breeze Drive result demonstrates that premium properties can still achieve strong prices. However, most recent conventional three and four-bedroom results were below $1 million.


Griffin Unit and Townhouse Market

The adjusted Griffin unit and townhouse market produced:

  • Usable sales: 23
  • Overall median: approximately $810,000
  • Three-bedroom median: approximately $810,000
  • Four-bedroom median: approximately $810,000

The most recent disclosed unit transaction was:

  • 74/70 Bettson Boulevard – $810,000, recorded 3 August 2026

Unit and townhouse values vary between developments according to floor area, courtyard, parking, age, body corporate costs, onsite facilities and position within the complex.

Owners should compare their property with recent sales from the same development wherever possible.


Is the Griffin Townhouse Market Changing?

Using 12 May 2026 as the dividing date:

Before 12 May 2026

  • Usable sales: 19
  • Median price: approximately $820,000

From 12 May 2026

  • Usable sales: 4
  • Median price: approximately $810,000


The overall median changed only slightly, but transaction volume was considerably lower.

Only two disclosed three-bedroom townhouse sales were recorded during the later period:

  • 40/30 White Ibis Drive – $710,000
  • 74/70 Bettson Boulevard – $810,000


That is too small a sample to establish a reliable new three-bedroom market level. It does, however, demonstrate a considerable range between properties and complexes.


What the Sales Data Does Not Show

Recorded sales data only shows properties that completed a transaction or were otherwise reported.

This particular export does not include:

  • Current active listings
  • Original listing dates
  • Days currently on market
  • Price reductions
  • Properties under contract
  • Withdrawn listings
  • Properties that changed agents
  • Listings that were removed and later relaunched

Consequently, a sold-property median does not provide a complete picture of market conditions.

A property may take several months to sell, be withdrawn or return with another agent without appearing in conventional successful-sale statistics.


Why Active Listing Stock Matters

To assess Griffin’s market more accurately, current listings should also be monitored monthly.

The most useful measures include:

  • Number of houses genuinely available
  • Number of units and townhouses genuinely available
  • New listings during the month
  • Properties placed under contract
  • Active listings aged 0–30 days
  • Active listings aged 31–60 days
  • Active listings aged 61–90 days
  • Active listings aged more than 90 days
  • Price reductions
  • Withdrawn and relisted properties
  • Thirty, sixty and ninety-day selling conversion rates

This would help distinguish between a market where properties are genuinely selling quickly and one where only the successful listings are being measured.


What Does the Changing Market Mean for Griffin Sellers?

The updated sales indicate that Griffin sellers should:

  • Give greater weight to sales from June, July and August
  • Avoid relying solely on peak March and April results
  • Compare like with like
  • Consider current competing listings
  • Present the property carefully
  • Launch at a price that attracts qualified buyers
  • Review enquiry and inspection feedback during the first two to three weeks
  • Avoid allowing the listing to become stale

Correct pricing does not mean underselling a property. It means positioning the home to attract enough buyers to create competition.


Selling a Tenanted Griffin Property

A tenanted property can be sold, but the existing lease may affect buyer demand.

Investors may value an established tenancy, while owner-occupiers generally want vacant possession or certainty about when they can move into the property.

Before marketing a tenanted home, consideration should be given to:

  • Lease expiry
  • Current rent compared with market rent
  • Property presentation
  • Access for photography and inspections
  • Notice requirements
  • Whether the likely buyer is an investor or owner-occupier
  • Whether vacant possession could increase competition

The appropriate strategy will depend on the property, tenancy and likely price range.


What Is My Griffin Property Worth?

A detailed Griffin property appraisal should consider:

  • Recent comparable sales
  • Current competing listings
  • Land and internal floor area
  • Bedroom, bathroom and parking configuration
  • Age and condition
  • Kitchen and bathroom improvements
  • Pool, solar and outdoor living areas
  • Position within Griffin
  • Rental return and lease status
  • Buyer demand within the likely price range
  • Comparable sales from the same townhouse complex, where applicable
