Undisclosed prices, duplicate records and apparent non-market transfers were excluded from the adjusted calculations.
The results demonstrate the substantial growth Kallangur has experienced. However, more recent sales indicate that buyers are becoming increasingly selective, particularly in some parts of the four-bedroom house and townhouse markets.
Kallangur House Market
Kallangur’s house market includes everything from older three-bedroom homes requiring improvement to modern family residences and properties on larger allotments with potential for additional accommodation or future redevelopment.
Our six-month analysis produced the following adjusted results:
- Houses analysed with usable prices: 106
- Adjusted median house price: approximately $954,000
- Houses recorded at $1 million or more: 36
- Median selling period: approximately 15 days
Kallangur is no longer simply an entry-level North Brisbane housing market. Well-presented family homes and properties offering larger allotments, additional accommodation or development potential are regularly attracting prices around or above $1 million.
Recent higher-priced Kallangur house sales included:
- 11 Water Street – $1,300,000
- 48 Butterfly Drive – $1,240,000
- 5 Shaw Court – $1,235,000
- 21 Old Gympie Road – $1,203,000
- 7 Maurice Street – $1,200,000
- 75 Marsden Road – $1,200,000
- 12 Bellthorpe Circuit – $1,175,000
A larger property at 227 Marsden Road also recorded a sale of $2,500,000. That property comprised approximately 8,094 square metres and should not be treated as representative of a conventional residential house sale.
Individual Kallangur values vary considerably according to land size, improvements, accommodation, condition and development potential.
Kallangur House Prices by Bedroom
Our analysis of usable Kallangur house sales produced the following medians:
- Three-bedroom houses: approximately $945,000
- Four-bedroom houses: approximately $980,000
- Five-bedroom houses: approximately $1,150,000
Three and four-bedroom homes represented the majority of Kallangur house sales during the period.
Bedroom numbers alone do not determine market value. Two three-bedroom homes can achieve very different results because of their land size, age, renovations, parking, outdoor areas and potential for a granny flat, subdivision or redevelopment.
Properties on busy roads or requiring substantial work may also sell below the suburb median, while renovated homes on larger or better-positioned allotments can achieve considerably more.
Kallangur Unit, Villa and Townhouse Market
Kallangur has a substantial and varied attached-property market. It includes compact two-bedroom villas, modern three-bedroom townhouses, duplex-style properties and larger dwellings that may be classified differently between data providers.
Our adjusted analysis identified:
- Unit and townhouse sales analysed with usable prices: 54
- Adjusted median unit and townhouse price: approximately $767,000
- Two-bedroom unit and townhouse median: approximately $659,000
- Three-bedroom unit and townhouse median: approximately $776,000
- Median selling period: approximately 12 days
Three-bedroom townhouses accounted for most attached-property transactions during the review period.
Values can vary considerably between complexes according to:
- Internal and courtyard area
- Number of bathrooms
- Garage and additional parking
- Body corporate fees
- Age and condition
- Onsite facilities
- Visitor parking
- Position within the complex
- Rental return and lease status
Owners should compare their property with recent sales from the same complex wherever possible rather than relying entirely on the suburb-wide unit median.
Is the Kallangur Property Market Changing?
Kallangur recorded strong sales during the first part of 2026, but our short-term analysis indicates that conditions became more price-sensitive later in the review period.
Using 12 May 2026 as the dividing date, the adjusted house results were:

- Median house price: approximately $970,000
- Median selling period: approximately 14 days
From 12 May 2026
- House sales analysed: 28
- Median house price: approximately $922,000
- Median selling period: approximately 19 days
The overall adjusted house median declined by approximately 5%. Some of this difference may be attributable to the size, condition and type of properties sold during each period.
Comparing similar bedroom categories provides additional context.
Three-bedroom houses
- Earlier-period median: approximately $947,500
- Later-period median: approximately $935,000
- Earlier median selling period: approximately 12 days
- Later median selling period: approximately 15 days
Three-bedroom house values remained comparatively stable, with the median declining by approximately 1%.
Four-bedroom houses
- Earlier-period median: approximately $992,500
- Later-period median: approximately $919,000
- Earlier median selling period: approximately 14 days
- Later median selling period: approximately 38 days
The four-bedroom results indicate a more noticeable slowdown. The median declined by approximately 7%, while the median selling period increased substantially.
These figures do not mean every Kallangur property has declined by the same amount. They suggest that buyers have become more selective and that ambitious initial pricing may result in a longer selling campaign.
There may also be a delay before changing economic or investor conditions are fully reflected in recorded sales. Some properties reported as sold after a major policy or economic event may have been negotiated beforehand.
Is the Kallangur Townhouse Market Changing?
The adjusted unit and townhouse figures also indicate some recent softening.

- Later-period median: approximately $755,000
- Earlier median selling period: approximately 7 days
- Later median selling period: approximately 21 days
This represents a median price reduction of approximately 4%, accompanied by a considerably longer selling period.
The sample remains relatively small and includes properties from different complexes, so individual results should be assessed against sales from the same development.
How Long Does It Take to Sell in Kallangur?
Across the usable six-month sales records, the median selling period was approximately:
- Houses: 15 days
- Units and townhouses: 12 days
The later-period results were longer:
- Houses: approximately 19 days
- Units and townhouses: approximately 24 days
- Four-bedroom houses: approximately 38 days
- Three-bedroom units and townhouses: approximately 21 days
Days-on-market statistics generally relate only to properties that eventually sold. They do not fully account for properties that remain unsold, are withdrawn or are relisted with another agent.
A well-presented and appropriately priced property may sell considerably faster than the suburb median. Conversely, a property launched above buyer expectations may receive reduced enquiry during the important opening weeks and require a longer campaign or subsequent price adjustment.
